Office hours adjust seasonly with Daylight Savings. Spring hours are M,W,F 9AM-6PM, T/Th 10AM-6PM, and S 10AM-5PM. Fall hours are M,W,F 8:30AM-5:30PM, T/Th 9:30-5:30PM, and S 10AM-5PM.
Our community is pet-friendly and welcomes your furry companions! We allow up to two pets per apartment with a maximum weight limit of 60 lbs per pet. Breed restrictions do apply. Please refer to our Community Fee Guide for additional details regarding pet fees and requirements.
We offer spacious and unique one, two, and three bedroom floorplans that range from 841 sqft to 2,025 sqft! All of our floorplans offer additional storage and in-unit washer/dryers.
The Deerwood is conveniently located at 5800 Woodway Drive, perfectly nestled in the desirable Tanglewood neighborhood. Our community offers a peaceful, welcoming atmosphere that feels like home while keeping you close to major thoroughfares, premier Galleria shopping, and a variety of excellent restaurants just within walking distance.

No. Deerwood is a smoke-free community, and smoking of any kind is prohibited anywhere on the property, including inside apartment homes, all common areas, etc. This includes cigarettes, vaping/e-cigarettes, and marijuana.
Leasing and Application Process
Prospects can easily schedule appointments to tour via the Contact Us link on our website or simply by calling the office and speaking with our leasing team.
The documents required to complete our online application include, but are not limited to: Valid driver's license or government issued ID, 2 months of recent consecutive paystubs, tax returns, SSI benefits statements, child support, etc.
The standard income requirement is 2.5X the monthly base rent for conventional leases and affordable leases. Income restrictions also apply to the affordable housing income requirements. We do perform a soft credit check on every applicant over the age of 18. Our credit reporting agency evaluates credit, such as rent payment history, outstanding collection accounts, rent to income ratio, etc. as an idicator of future rent payments. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial of application.
Applications are completed online. In order to apply, one of our leasing staff must create and email a Quote to the prospect that contains a link to the online application.
Yes, renter's insurance is required. Our community requires all lease holding residents to maintain liability insurance of at least $100,000 throughout their residency. Other requirements will apply*
Conventional lease application results are near instant after we receive the application and verify your proof of income. The affordable housing program applications can take up to 30 days to fully complete. The duration depends on how complicated your finances are to verify and how quickly you provide the required documentation. This does not mean your application will take 30 days, but it is possible.
Yes, we do offer lease terms as short as 3 months with conventional leases only. Affordable unit leases are required to be 12 months exactly.
Yes. All applicants are required to complete our credit and criminal background checks.

Utilities are not included in the rent amount.
Residents are responsible for all utilities, including water, sewer, gas, valet trash services, utility admin fees, and electricity. All utilities, with the exception of electricity, are billed by the property. Residents must setup their own account with an electric provider of their choosing.
Rent is due on the 1st of each month and payments are conveniently made online through our Resident Experience app. Residents can easily connect their bank account for electronic payments, and we also accept most major credit cards. Please note that additional service fees may apply to credit card payments. We also partner with Bilt, a rewards program that allows residents to earn points in a variety of ways, including making on-time rent payments.
Move-In, Lease Terms
Our community offers a mix of housing options to meet a range of needs. We’re proud to include affordable apartment homes designed for households seeking rent that aligns with their income. Please note: Approximately 50% of our units are income-restricted and subject to specific eligibility requirements. Conventional leases can range from 3 months to 14 months. Affordable leases are required to be exactly 12 months.
In order for a future resident to be issued keys on their designated move in date, the lease must be signed by all parties, proof of renter's insurance and electricity must be provided, and all prorated rent/fees/remaining deposit must be paid in full.
Subletting is not allowed at our community. However, we do offer intercommunity transfers after a resident has occupied their unit for at lease 6 months. *Please contact our leasing office for further specific information and details.
Per lease requirements, residents are required to give a written 60 day notice of intent to move out.

Yes, the interiors of the Affordable units and the market units are exactly the same. The only difference is the income limitation and rental rate.

Residents can enjoy our resort-style swimming pool, internet cafe/lounge, 24-hour fitness center, resident game room with a pool table and kitchenette, and tennis court that is also set up for pickleball! Outdoor amenities include a dog run, gas and charcoal grilling stations, a courtyard area with gazebo and seating, and a rooftop space featuring cornhole boards that's perfect for gathering. The fitness center, internet café, and game room are accessible 24 hours a day. The tennis court and all other outdoor common areas, such as the pool, are open from 10AM-10PM.
Yes, they can! Our game room is available for residents to reserve for private events. The game room is equipped with a kitchenette, various seating options, pool table, and TV's. Please reach out to our leasing team for further details and cost specifics
We offer free WiFi to residents throughout our multilevel clubhouse, fitness center, and pool area. *Password is required.
The apartments are pre-wired with AT&T Fiber, leaving AT&T the only option for internet/cable provider. We do offer the assistance of a knowledgeable representative with AT&T that will help you select the best plan option that fits your needs, make sure you get the best deal possible, and has expidited install dates. All the parking in our 5 level parking garage is assigned. One bedroom units come with 1 assigned space, and 2-3 bedroom units come with 2 assigned parking spaces. We also have additional assigned parking spaces available for rent and visitor/guest parking is located on the roof of the garage.
Yes, we offer 2 EV charging stations inside the garage.
There is bike storage available in certain locations of the community. It is outdoor storage, but is fully covered. Residents only need to provide their own bike chain and lock.
Our trusted concierge team accepts packages for residents in the front office. Packages are stored in a secure room until residents claim them, which we do ask they do so in a timely manner to help prevent overflow. For larger, more valuable packages, we ask that residents coordinate delivery times/location with their appropriate delivery service and our concierge staff.
Absolutely! We love hosting resident events and providing opportunities for residents to meet their neighbors! From pool parties to "Paint & Sips" to Food Truck Thursdays, there's always something fun happening at The Deerwood!
Guests
Residents are allowed up to 2 guests at one time when using any of the community amenities. Residents must also remain with their guests while utilizing said amenity.
Yes, guest parking is located on the roof of the parking garage.
Guests should call/text the resident they're visiting upon arriving to the front gate of the community to notify them they have arrived. Residents then utilize their gate system app by just the tap of a button to open the gate and allow their guest inside.

Deerwood Apartments is located in the desireable Uptown neighborhood of Tanglewood in Houston, TX.
Our community is conveniently located within walking distance of multiple must try resturaunts, minutes from almost every major grocery store you can think of, and surrounded by unique luxury shopping and boutiques.
We are zoned to Briargrove Elementary, Grady Middle School, and Lee High School.
The nearest Metro bus stop is just steps outside our front gate.
Resident Resources
Rent payments are made through our resident portal app called Resident Experience (RE). The RE app offers many beneficial features specifically for Greystar residents, such as reward point systems, credit boosting options, and weekly perks designed to help you save more and live better!
Renewal offers are issued to residents approximately 75 days prior to their lease expiring. Residents under a conventional lease just need to notify our office with the length of lease they would like to renew for and have up to date insurance. If a resident is under an affordable lease however, they must recertify for the affordable housing program upon each renewal. Please contact a member of our leasing team for further details on renewal options under our affordable housing program.
Residents have the convenience of entering maintenance requests through our Resident Experience app 24/7. We also provide 24 hour on-call emergency maintenance. Online requests placed after business hours are not reviewed until the next business day so, we do recommend calling the office for emergency requests rather than inputting online.
No, your employment is not limited to just essential positions as long as you can provide verifiable proof of employment and income showing that you meet the standard income requirement of 2.5X the monthly base rent, but no more than the appropriate limitation specific to your household. You must also pass our credit and criminal background check as well.
